Prize draw: Win 2 Return Flights to Dubai

1. The Promoter

1.1.This Free Prize Draw (the "Prize Draw") is organised and funded by Ophir Properties LLC, trading as Ophir Properties (the "Promoter").

1.2.The Promoter's registered office is 704, Onyx Tower 1, The Greens, Dubai, United Arab Emirates.

1.4.The Promoter is solely responsible for administering the Prize Draw and awarding the prize. No other organisation is responsible for funding or administering the Prize Draw.

2. Eligibility

2.1.The Prize Draw is open to individuals aged 18 or over who are legally resident in the United Kingdom, including England, Scotland, Wales and Northern Ireland.

2.2.Employees, directors and contractors directly involved in administering the Prize Draw, and their immediate family members, are not eligible to enter.

2.3.The Promoter reserves the right to request reasonable proof of age, identity and UK residency from a potential winner before awarding the prize.

2.4.Entry is limited to one entry per person, regardless of the number of entry routes or contact details used.

2.5.Entries submitted using false information, automated methods or fraudulent means may be disqualified following reasonable verification.

3. How to Enter

3.1.Entry is free. No purchase, property enquiry, investment commitment or payment is required.

3.2.To enter, participants must:

• Scan the official Ophir Properties competition QR code.
• Follow the link to the designated Ophir Properties WhatsApp entry channel.
• Submit their full name, email address and telephone number.
• Agree to these Terms & Conditions.

3.3.The Prize Draw opens when the official promotion is published on Friday 23rd October 2026.

3.4.Entries close on 18th December 2026 at 17:00 GMT (UK time). Entries received after this deadline will not be eligible.

3.5.The Promoter is not responsible for entries that are not received because of technical or communication failures outside its reasonable control. The Promoter will take reasonable steps to investigate reported entry problems and administer the Prize Draw fairly.

3.6.Entry does not require consent to receive marketing communications.

4. The Prize

4.1.There is one prize consisting of two return economy-class flight tickets from the United Kingdom to Dubai, United Arab Emirates, for one winner and one travelling companion.

4.2.The total maximum value of the prize is £1,000, covering both return tickets combined.

4.3.The prize includes:

• Two return economy-class flight tickets.
• Applicable airline taxes and mandatory booking charges.
• Checked baggage allowances of 20kg per person

4.4.Flights will depart from the following eligible UK airports:

London Heathrow Airport, London Gatwick Airport, Birmingham International Airport. Manchester Airport. London Stansted Airport.

4.5.The prize excludes accommodation, airport transfers, travel insurance, visas, meals, spending money and all other expenses unless expressly stated otherwise.

4.6.Flights must be booked and travel completed within 12 months of the winner selection date. The precise final travel date will be communicated following the draw.

4.7. Excluded Travel Periods

The following travel periods are excluded from the prize. Neither outbound nor return flights may take place during these dates:

• Christmas and New Year: 20 December 2026 to 3 January 2027, and 18 December 2027 to 3 January 2028.
• Easter: 26 March to 11 April 2027.
• Other peak holiday periods:
  • February half-term: 13–21 February 2027.
  • May half-term: 29 May – 6 June 2027.
  • Summer holidays: 17 July – 31 August 2027.
  • October half-term: 23–31 October 2027.

4.8.Travel dates will be mutually agreed between the winner and the Promoter, subject to airline availability, the £1,000 total prize limit and the published restrictions.

4.9.The Promoter will arrange and pay for the eligible flights directly. The winner will not be required to purchase the flights and seek reimbursement.

4.10.The prize is non-transferable and cannot be exchanged for cash.

4.11.The winner and travelling companion are responsible for ensuring they possess valid passports and meet all applicable travel and entry requirements.

4.12.The Promoter will take reasonable steps to provide the advertised prize. If the original prize cannot be provided for reasons beyond its reasonable control, any substitute will be of equivalent or greater value and benefit.

5. Winner Selection

5.1.One winner will be selected at random from all valid entries received before the closing deadline.

5.2.The draw will take place within five days of the closing date, no later than 23rd December 2026.

5.3.The winner will be selected using a computer process capable of producing verifiably random results.

5.4.The Promoter will retain appropriate records demonstrating that the draw was conducted fairly and randomly.

5.5.Every valid entry will have an equal chance of winning.

6. Winner Notification and Claiming the Prize

6.1.The winner will be contacted using the WhatsApp telephone number and email address supplied when entering.

6.2.The Promoter will make reasonable attempts to contact the winner.

6.3.The winner must respond within 14 calendar days of the initial notification.

6.4.If the winner fails to respond within this period, cannot be contacted after reasonable attempts, declines the prize or is found to be ineligible, the Promoter may select a replacement winner using the same random selection process.

6.5.The replacement winner will be subject to the same eligibility, verification and response requirements.

6.6.The Promoter will make reasonable arrangements with the verified winner to agree eligible travel dates and book the flights.

7. Winner Announcement and Publicity

7.1.The Promoter will provide information demonstrating that a valid prize award has taken place, in accordance with applicable UK promotional marketing requirements.

7.2.This will ordinarily involve making the winner's surname and county available upon reasonable request, subject to applicable privacy rights.

7.3.Entrants may object to the disclosure of their details or request that the amount of information disclosed be reduced by contacting the Promoter.

7.4.Where appropriate, the Promoter may still be required to provide relevant information to the Advertising Standards Authority or another competent regulator.

7.5.The winner's photograph, testimonial or participation in promotional content will require separate permission and will not be a condition of receiving the prize.

8. Personal Information and Privacy

8.1.The Promoter will collect and process personal information for the purposes of:

• Registering and administering valid entries.
• Verifying eligibility.
• Conducting and documenting the random draw.
• Contacting and verifying the winner.
• Arranging and fulfilling the prize.
• Meeting applicable legal and regulatory obligations.

8.2.Personal information may include names, email addresses, telephone numbers, eligibility information and, for the winner and travelling companion, additional details reasonably required to arrange flights.

8.3.Entry information will be stored securely using the Promoter's designated record-keeping systems, which may include Excel or Google Sheets.

8.4.Authorised personnel in the United Kingdom and Dubai may access personal information where necessary for the stated purposes, subject to appropriate security measures and applicable international data-transfer requirements.

8.5.Personal information relating to entrants who have not consented to marketing will ordinarily be retained for up to 12 months after the Prize Draw closes, unless a longer period is reasonably necessary for legal, regulatory or dispute-resolution purposes.

8.7.Entrants may exercise their applicable data protection rights by contacting the Promoter using the contact details provided in Section 1.

9. Marketing Communications

9.1.Entry into the Prize Draw does not automatically constitute consent to receive marketing communications.

9.2.Entrants will be offered a separate, optional opportunity to subscribe to marketing communications from Ophir Properties.

9.3.Where an entrant provides valid consent, the Promoter may send marketing communications through the channel or channels specifically selected by that entrant, including:

• Email.
• WhatsApp.

9.4.Marketing communications may relate to UAE property investment opportunities, new developments, market insights, educational content, events and promotional offers.

9.5.Entrants who do not provide marketing consent will remain fully eligible for the Prize Draw and will have the same chance of winning.

9.6.Marketing consent may be withdrawn at any time through the unsubscribe mechanism in marketing emails, by following the opt-out instructions provided in WhatsApp marketing messages or by contacting the Promoter.

9.7.The Promoter will maintain appropriate records of marketing preferences and consent.

10. Fair Administration

10.1.The Promoter will administer the Prize Draw fairly, transparently and in accordance with these Terms & Conditions.

10.2.The Promoter reserves the right to investigate suspected fraudulent or abusive entries and disqualify entries where there are reasonable grounds to do so.

10.3.The Promoter may amend, suspend or cancel the Prize Draw only where circumstances outside its reasonable control make this unavoidable.

10.4.Any necessary changes will be communicated clearly and will not unfairly disadvantage entrants.

10.5.Nothing in these Terms & Conditions excludes or restricts any liability that cannot lawfully be excluded or restricted.

11. Governing Law and Disputes

11.1.These Terms & Conditions are governed by the laws of England and Wales, without prejudice to any mandatory legal protections applicable to entrants residing elsewhere in the United Kingdom.

11.2.Nothing in these Terms & Conditions limits any mandatory consumer rights or remedies available under applicable law.

11.3.Entrants may contact the Promoter using the contact details in Section 1 to raise questions or complaints about the Prize Draw.

11.4.Any disputes will be subject to the jurisdiction of the competent courts, without prejudice to any mandatory rights of UK consumers to bring proceedings in another applicable jurisdiction.

12. Acceptance of Terms

12.1.By entering the Prize Draw, participants confirm that they meet the eligibility requirements and agree to these Terms & Conditions.
