Cookies are small text files placed on your device when you visit a website; similar technologies include pixels, local storage and device identifiers. This Policy explains which ones ophir.ae, the website of Ophir Properties L.L.C. (RERA ORN 42880), uses and how you can control them. It forms part of our Privacy Policy.
1. How consent works
When you first visit, a bar asks for your choice with two buttons of the same size: “Accept all” and “Essential only”. To choose by category — analytics, and advertising — use “Cookie settings” in the footer, or the “Change your cookie settings” button on this page: each opens the same bar with a box for each category and a “Save my choices” button. Strictly necessary items run regardless, because the Website cannot function safely without them. Nothing in the analytics or advertising categories is loaded — no script, and no request to Google or Meta — until you accept that category. The one thing kept before you choose is described in the table below: if you arrive from one of our adverts, the advert’s click ID stays in your own browser tab, is sent nowhere, and is deleted the moment you choose “Essential only”.
Your choice is stored for 12 months; after that we ask again. You can change it at any time from “Cookie settings” in the footer. If you switch off a category whose tags are running, we remove the cookies and stored items they set on our own address and reload the page. Rejecting optional cookies does not restrict what you can do on the Website.
2. The cookies we use
The Website has no accounts and sets no session or language cookies. The table below comes from a scan of ophir.ae on 03/10/2026, the day the analytics and advertising tags were switched on, in two browsers (Chrome’s engine and Safari’s): we loaded the home page, a property page and the Contact page, once without answering the bar, once after “Essential only” and once after “Accept all”, and arrived as if from a Google advert and from a Meta advert. Without a choice, and after “Essential only”, the only cookie set was Cloudflare’s __cf_bm, and no request went to Google or Meta. Durations are what we measured, checked against what Google documents; a browser may shorten them.

We scan the Website again whenever we add or remove a tool, and update this table and its date.
3. Third-party cookies
Cookies set by Google and Meta are governed by their own privacy policies and may involve transferring data outside the UAE. We load their analytics and advertising tags only if you consent to the relevant category, and Google’s map on the Contact page only when you press “Show map”. We cannot remove cookies that Google or Meta keep on their own domains; you can opt out with them directly: Google Analytics through Google’s browser opt-out add-on; Google advertising at adssettings.google.com; Meta advertising in your Facebook or Instagram ad preferences.
4. Browser controls
You can block or delete cookies and stored data in your browser settings. Blocking what the Website needs may stop the check on our forms from working, and the banner will ask for your choice again.
